Top 10 Modern Farmhouse House Plans
After Kyle and I decided that we were going to be building a house (more on that here), we started our search for the perfect farmhouse building plans. We originally thought we'd like to work with an architect for custom plans (and would have loved to), but it was just not in our budget! We went through hundreds of design plans trying to find something that fit our needs - something that we could picture as our forever home.
Let me tell you, it was an overwhelming process! There are just SO many options and often times you have to use your imagination about what the potential can be. Kyle and I would send each other link after link and slowly kept refining our needs and tastes. We can write an entire post on what we learned during the journey to finding our house plans (& we will)!
One of the most surprising things to us was how hard it was to find plans for rustic modern farmhouses. We found a lot of traditional designs, but nothing that fit our style and we could see as our forever home. I vowed that once we found our plan, I'd share all of our top picks with you. That way, if anyone else is ever going through this process, they'll have a resource filled with beautiful designs and can hopefully cut down on the hours of searching that we did!
Best Farmhouse Building Plans
1. Three Bed Farmhouse with Optional Bonus Room Plan 51758HZ [Architectural Designs]
This house was one of our top contenders. It has a roomy open concept style, walk-in closets galore, and a bonus room that can be made into an office on top of the garage! How dreamy is that wrap around porch? We'd update the pillars with cedar for a rustic feel and swap out to black exterior window frames.
2. Normande [Perch Plans]
We stumbled upon Perch Plans and loved their modern aesthetic. Their home designs look straight out of something you'd see in "Dwell" Magazine. The vaulted living room with tons of natural light really drew us to this plan. The standing seam metal roof gives it the perfect farmhouse vibe.
3. Budget Friendly Modern Farmhouse Plan w/ Bonus Room - Plan 51762HZ [Architectural Designs]
Not going to lie the "budget friendly" really drew us in to this plan! At just over 2,000 sq. feet it offers a great use of space with an open floor plan and farmhouse design features like a big rear porch for entertaining. The rendering is perfect because it already has the metal roof and black window accents, so there's no need to visualize.
4. Country House Plan with Flex Space and Bonus Room - Plan 51745HZ [Architectural Designs]
At first this home didn't feel farmhouse-y enough to us, but when we started to picture it with a metal roof, wood beams, and modern black window frames, we fell in love! This option has a flex space that is perfect for a forever home; it can easily evolve from an office to a playroom to a crafting space!
5. Country Home Plan With Marvelous Porches - Plan 4122WM [Architectural Designs]
This house reminds me so much of Chip & Jo's! One of the cool things about Architectural Designs (where we ended up buying our plans from), is that they show real-life photos and house tours from people who have utilized the plans. I think that really helped us visualize the potential that each plan has. It can be totally customized to fit your lifestyle and aesthetic. Check out their Instagram for more inspo.
6. PLAN #888-13 [HousePlans LLC]
This minimalist barn-inspired design really stands out with it's simple but impact exterior. We love the super-open floor plan, board and batten exterior, and wrap-around rear porch to maximize your indoor/outdoor living space. This would be a total statement home.
7. PLAN #924-5 [HousePlans LLC]
This house is a contemporary take on the traditional farmhouse. It has a dramatic cathedral ceiling in the open living room and big porch areas for spending your time outside. I can just picture this home situated somewhere with sweeping landscape views.
8. Georgia Farmhouse [Max House Plans]
This house has a quintessential Southern farmhouse vibe with its wraparound porches and craftsman details. The master suite sits on the bottom floor and has its own porch - so dreamy! This would instantly have a modern feel by adding our must-have metal roof & black windows!
9. Modern 4 Bed Farmhouse Plan - Plan 62544DJ [Architectural Designs]
If you're looking for a more spacious farmhouse, this pick is just dreamy. Be sure to take a peek at the client albums to see how people have been customizing the plan. The great room has 2-story ceilings, there's a massive walk-in pantry, and a fireplace in the master bedroom. We are loving the board and batten style exterior and metal roof. Ooh la la!
10. Modern Farmhouse Plan - Plan 62637DJ [Architectural Designs]
I can easily see this farmhouse style home fitting effortlessly in with a residential neighborhood but standing out with its own unique flair. The big covered porch and metal roofing are my favorite elements and vaulted ceilings make a smaller home (under 2000 sq. feet) feel extra spacious.
